Planning approval for new residential development at Trafford Waters

The striking wave shaped buildings will be located on the banks of the historic Manchester Ship Canal and will become a new gateway into the emerging Trafford Waters neighbourhood at TraffordCity.

TraffordCity’s residential offering is set to expand further, following Trafford Council approving plans this week for the third residential development at Trafford Waters.

The plans which were submitted by X1 Developments and waterside regeneration specialists Peel Waters, will create 208 high-quality new homes within the emerging Trafford Waters district at TraffordCity.

Striking wave design

The new development will bring much needed new housing to the area, offering a mix of one-, two- and three-bedroom apartments; split across two buildings. The eight and thirteen storey buildings will be located adjacent to Trafford Way, with the larger of the buildings incorporating a waved design, creating a striking gateway development into Trafford Waters.

In addition to a range of public greenspaces being designed by Peel Waters as part of their wider masterplan for Trafford Waters, which will include a new linear park, tree-line boulevards and play streets; these new homes will also embrace their natural and sustainable surroundings as well as offering their own private greenspaces and amenities to residents.

Future residents will have a choice of entertaining from their own private balconies and terraces as well as having the option to socialise and relax with their neighbours in the shared residents’ garden. A south-facing, first-floor residents’ deck will offer additional space to socialise in, as well as connecting the two blocks. Large ground floor homes designed with family living in mind will also offer large private front gardens.

On the ground floor, there will be amenities and commercial space, suitable for coffee bars, restaurants and stores to support the growing number of residents, workers and visitors at Trafford Waters. The ground floor retail units will also follow the ‘wave’ façade which has been incorporated into the design of the larger block.

Peel Waters and X1 Developments have a strong history of working in partnership together, collaborating on award-winning residential projects at Manchester Waters, Liverpool Waters, Eastbank in Ancoats, MediaCity and Chatham Waters. The newly approved development at Trafford Waters will be the largest to come forward within Peel Waters’ regeneration site to date.

first wave of homesThe approved plans form part of the first wave of homes being brought forward as part of Peel Waters’ wider Trafford Waters development, a scheme that will deliver up to 3,000 new homes, over 100,000 sq. ft of amenity space, a new primary school and 20 acres of open space. Trafford Waters is also set to bolster job numbers in the area; adding an estimated 5,000 new jobs to the impressive 17,500 jobs already currently created within TraffordCity.

The planning approval follows on from a series of good news announcements for the destination.  Both Montpelier Estates’ innovatively designed homes for elderly living and L&Q’s affordable homes scheme are well underway at Trafford Waters, The Padel Club received planning permission to create the largest and most sustainable padel facility in the north which will be located in TraffordCity and the much-anticipated Therme Manchester will also be starting on site this year.
