A year in review
2024 was a landmark year for Peel Waters.
As the calendar year draws to a close, take a look at some of the key highlights from Trafford Waters and TraffordCity including us securing planning permission for 208 new homes and start on sites for both Therme Manchester and The Padel Club TraffordCity; as well as what announcements and milestones to look out for in 2025.
Third residential development given the planning green light at Trafford Waters
In June, Trafford Council approved plans submitted by X1 Developments, for 208 high-quality new homes within two striking wave shaped buildings, one of which being eight storeys and the other thirteen storeys.
On the ground floor, there will be amenities and commercial space, suitable for coffee bars, restaurants and stores to support the growing number of residents, workers and visitors at Trafford Waters.
Peel Waters and X1 Developments have a strong history of working in partnership together, collaborating on award-winning residential projects at Manchester Waters, Liverpool Waters, Eastbank in Ancoats, MediaCity and Chatham Waters.

L&Q appointed Rowlinson to build the first affordable homes at Trafford Waters
Following on from the completion of the foundation works, in March, L&Q signed a design and build contract with Rowlinson to construct 83 one and two-bedroom homes at Trafford Waters in TraffordCity.
The apartments will be centred around two blocks: all will have balconies and will be available on a rent-to-buy tenure.
L&Q’s affordable housing development neighbours Montpelier’s elderly living and care scheme which is also being constructed by Rowlinson at Trafford Waters and is being delivered at pace.

Work started in TraffordCity to build the UK’s biggest purpose built Padel facility
After securing planning permission in April, The Padel Club wasted no time in starting the construction of their much-anticipated new club in TraffordCity.
The new 11-court Padel Club located in the UK’s leading leisure destination will feature state-of-the-art sports technology and infrastructure, a clubhouse and experience curated by wellness designers as well as serving up craft beers brewed by neighbouring Sale Sharks.

Work also started on the UK’s most anticipated wellbeing resort – Therme Manchester
October marked the commencement of enabling work on site for Therme Manchester. The pre-existing concrete slabs are being demolished, however the material will be conserved and reused in construction, whilst the site hoarding, utilities works and offices have been established. A 200 metre bore hole has been drilled to confirm the site’s natural thermal capacity, a key element of creating a sustainable and energy-efficient resort.
Therme Manchester will offer an immersive wellbeing experience that has never been seen in the UK before. Guided by the principle of “wellbeing for all,” Therme facilities deliver holistic, accessibly priced services for guests of all ages. The resorts combine thermal bathing and sauna experiences, reimagined family-friendly water-based attractions, botanical and community gardens, personalised treatments, nutritious food & beverage, and engaging art programmes.

ICITIES signs deal to develop new ice arena in TraffordCity
At the start of the year we agreed terms with property investment company ICITIES to create a brand-new ice arena in TraffordCity, Manchester. ICITIES also secured a major pre-let to Planet Ice to bring their award-winning ice-leisure offer to the UK’s preeminent retail and leisure destination.
The TraffordCity ice arena will be Planet Ice’s biggest venue in the UK and their 15th Ice Arena in the UK. The purpose-built facility will feature a state-of-the-art ice rink, which will also convert into a multi-use event space.

Following completion of the enabling works, partners will come together to mark the official start on site of the UK’s largest wellbeing resort – Therme Manchester. – spring 2025
Start on Site: X1 Trafford Waters
Work is expected to start on site by Summer 2025 on X1’s 208-apartment development at Trafford Waters.
Practical Completion and opening of Elderly Living homes at Trafford Waters
Montpelier’s elderly living with specialist dementia 85-bed care facility and onsite bistro and salon is on schedule for a summer opening.
